OUR SERVICES
Technical Oversight for London Residential and Commercial Property
Our core service is acting as your representative on planned maintenance and refurbishment projects, the single experienced professional who organises the work, coordinates the contractors, and protects your time, budget and interests.
The services below are the specific ways we do that.
01
Before you commit to a purchase, a lease, or a programme of works, you need an accurate, independent picture of what you're actually dealing with. We conduct chartered condition surveys and technical due diligence across residential property in London, identifying structural issues, defects, and maintenance liabilities before they become costly surprises.

Pre-purchase condition surveys
-
Technical due diligence for lease negotiations
-
Defect identification and prioritisation
-
Written reports suitable for legal and lending purposes
02
Property maintenance shouldn't mean chasing three different contractors and hoping they talk to each other. We coordinate planned preventative maintenance and emergency response directly, giving you full visibility into every contractor, every cost, and every repair, with one person accountable for how it's managed, start to finish.
-
Scheduled preventative maintenance programmes
-
24-hour emergency response coordination
-
Contractor sourcing, vetting, and management
-
Cost tracking and repair documentation

ENERGY AND BUILDING PERFORMANCE
Energy efficiency standards for rental and residential property are tightening, and the regulation still to come will affect what you can let, sell, or renovate. We assess your property's current performance and help you plan practical, cost-effective improvements — keeping you ahead of requirements rather than reacting to them.

-

REFURBISHMENT PROJECT MANAGEMENT
Refurbishment projects go wrong when no one person is responsible for the whole picture — scope, budget, quality, and timeline. We manage refurbishment and renovation projects from initial scope to final sign-off, representing your interests at every stage and coordinating every trade involved, so you have a single point of contact throughout.

REPAIR AUDIT TRAIL & RRA 2025 COMPLIANCE
Since the Renters' Rights Act 2025 came into force, landlords need a documented, defensible record of repairs and property condition — not just for compliance, but for peace of mind if a dispute ever arises. We maintain detailed repair histories and compliance records aligned with the Act's requirements, so you have clear evidence ready whenever it's needed.

The Property Oversight is not a commercial property management company.
It is not a facilities management provider.
And it is not a maintenance contractor.
The role is to provide senior independent technical oversight on the client side.
We work alongside the client's existing Property, Retail, Operations, Architecture and Project teams, together with its contractors, landlords, managing agents and specialist consultants.
Where established contractors and framework agreements already exist, they can remain entirely in place.
Our role is to represent the client: ensuring that technical requirements are properly understood, works are appropriately scoped, quotations can be scrutinised, responsibilities remain clear and instructed works are followed through to completion.
